Before
AfterOne home. Start to finish. A leaking roof and a water-damaged ceiling, made good and finished to a tradesman standard.
The job, step by step
What was done, in the order it happened.
Step 1 The culprit: a leaking roof
The job started with a leaking roof. The old skylight was leaking, and the water had damaged the ceiling below, leaving it stained and patchy.
The old skylight. The stained, patchy ceiling. The water damage we started with.

Step 2 Strip-out
The old swampy (evaporative) cooler ductwork came out of the ceiling and the ceiling came down, showing the old cabling and the roof frame. The furniture was covered and the room cleared to work.
Old ductwork out, furniture protected, room cleared to work. Ceiling down, roof frame and old insulation exposed.

Step 3 Roof leak repair and a new skylight
David Sawtell fixed the roof leaks and installed the new skylight: leaks chased down and sealed, new sheet metal laid over the trouble spots, flashed and screwed off tight.

Step 4 Insulation

Step 5 New ceiling sheets
New sheets back up, taken from the rafters to a new flat ceiling.
New sheets going back up.

Step 6 Patch and paint
The joins and screw heads patched, then the ceiling painted.
Patching the new ceiling, ready for paint.

Step 7 Electrical fit-off
The new ceiling fans and downlights fitted, wired and tested.

Step 8 The finished room
The room handed back finished and clean: a new ceiling with fans and downlights, and a roof that no longer leaks. The After photo at the top of this page is the finished room.
Tradesman quality, from the roof down
The leak, the skylight, the ductwork, the insulation, the sheets, the patching, the painting and the electrical were all done by Sawtell Contracting NT, to a tradesman standard. One business ran the job and answered for it.
